Acquired two warehousing and logistics facilities in Jackson, Michigan and Roseville, Michigan, respectively.  Purchased assets on near-expiring lease terms at 13%+ acquisition cap rates. Shortly after purchase, Tenant renewed at both locations for 5 year renewals. Despite attractiveness of the buildings, admirable tenant financials and solid cash flow, decision made to sell given the attractive market conditions at the time.   Hold period averaged just under 3 years at both locations, and net of all sponsor fees, investors earned return on investment (from rents and sale proceeds) of 3.2x and achieved an internal rate of return (IRR) of over 60%.  

Acquired a trucking depot in Decatur, Alabama.  Purchased assets on near-expiring lease terms at 12% acquisition cap rate.  Tenant renewed lease for over 7 years shortly after purchase, and shortly thereafter, decision made to sold asset.  Over a 5+ year hold period, the Company earned ultimately netted investors a 4.8x return on their equity from rents and sale proceeds and achieved an IRR exceeding 35%.
